The Orange County real estate market has experienced a steady and significant increase in average price per square foot over the past five years. In 2021, the average price per square foot was approximately $601, rising to $682 in 2022, $730 in 2023, and $791 in 2024. The data for 2025, though only partially available, indicates a continued upward trend with an average of $848 per square foot for the months of January, February, March and April of 2025.

The chart above illustrates a significant shift in the housing market’s pace over the past five years. In 2021 and 2022, homes sold remarkably quickly, especially in the spring and early summer months when average days to sell dropped as low as 13–15 days. However, starting in 2023, the market slowed considerably, with average days to sell peaking at 45 days in January 2023 and remaining elevated throughout the year. While there was a slight improvement in 2024, homes still took much longer to sell than in the earlier years, and the first months of 2025 show no major recovery, with days to sell staying well above the levels seen before 2023. Notably, the usual seasonal pattern-where homes sell faster in the summer-has become less pronounced in recent years, indicating a more persistent slowdown likely driven by broader economic factors such as higher interest rates, increased inventory, or reduced buyer demand.
